PERDIDO REALTY VACATIONS RENTAL POLICIES

During Peak Season, check in begins at 4PM CST and could be as late as 5:30 PM CST as properties become available. If you plan to arrive before this time, we cannot check you in or store your chilled groceries or other belongings until the property has been thoroughly cleaned and inspected. Your patience is appreciated in these circumstances. Our staff works very hard to maintain high housekeeping standards which may require extra time to accomplish.

Check out time is before 10AM CST and is strictly enforced. Please complete all check-out duties listed on the back of your guest information booklet before returning your keys to Perdido Realty’s office. Additional cleaning fees, not to exceed $100, may be incurred if check-out duties are not adequately performed. If you plan to get an early start, keys and armbands can be dropped in Perdido Realty’s RED box located to the left of our front door. No occupancy of the property will be allowed after keys are returned.

Please register and receive keys at the PERDIDO REALTY office, 14250 Perdido Key Drive, Unit B. Look for the red brush stroke on our sign. Office hours are 9AM-5PM CST daily with seasonally extended hours during Peak Season. We close on Sundays from November 1st through mid-March.

Please notify our office in advance of arrivals after 5 PM CST. General late arrival instructions are included in your original confirmation; however some properties require specific instructions which we will send by email.

A $300 to $500 rental prepayment is due at booking (some larger homes may require a larger deposit). For reservations longer than one week, an additional prepayment will be required. The initial reservation payment is a portion of your rent and will be applied to your grand total. Reservations made under false pretenses of any kind will result in forfeiture of all rent payments, taxes and fees.

· If you are renting a 1, 2, or 3 bedroom Condominium: The balance is due 30 days prior to arrival.

· If you are renting in Lost Key, the Tobin House or a 4 or 5 bedroom condominium: 50% of the balance is due 60 days prior to arrival, the remainder is due 30 days prior to arrival.

We accept Debit and Credit, VISA, MASTERCARD, DISCOVER & AMERICAN EXPRESS. Absolutely no cash or personal checks accepted. Unless prior arrangements are made, the credit card on file will be charged for the remaining balance when due.

The Tobin House and 4-5 Bedroom Condominiums and Lost Key Villas:
*60 days prior to arrival and before the second payment (50% payment due 60 days prior to arrival), guests can cancel their entire reservation for a $200 fee
*If cancellation is necessary between 60-30 days ahead of arrival, we will refund 50% of the funds paid on the reservation.
*30 days prior to arrival after the final payment is made and onward is NON-REFUNDABLE

1-, 2-, or 3-Bedroom Condominiums and Lost Key Townhomes:
*30 days prior to arrival and before final payment, guests can cancel their entire reservation for a $200 fee
*If cancellation is necessary between 30-14 days ahead of arrival, we will refund 50% of the reservation.
*14 days prior to arrival and onward is NON-REFUNDABLE

If the assigned unit is not available for reasons beyond our control, we reserve the right to re-assign you to another unit.

No refunds for early departure, including the event of an official hurricane evacuation.  There are no refunds for inconveniences beyond our control including, but not limited to air conditioning, power, cable, internet, telephone outages, elevators, pools, hot tubs, other complex amenities, or construction projects.

Rental capacity, as listed on the website, is determined by the Owner, Association and local Fire Marshall and is strictly enforced.

Perdido Realty offers our rental properties without regard to race, religion, sex, national origin and handicap or familial status of any guest.

Perdido Realty is authorized, by written agreement with property owner, to rent only to family groups and responsible adults over the age of 25. The responsible party must closely and personally supervise all occupants property under the age of 25.

No fraternities, sororities, church, school or civic groups are permitted.

We are very serious about maintaining a family atmosphere for the quiet enjoyment of our guests. If Perdido Realty determines that you are in violation of capacity and composition policy, you will be denied access to the property and/or subject to expedited eviction. All rents, taxes and fees paid to Perdido Realty will be forfeited.

Pets are not permitted in any rental unit. A pet, or evidence of a pet, will result in expedited eviction forfeiture of all monies and a $500 fee assessed to the guest. Florida law prohibits pets on the beach.

PERDIDO REALTY strictly adheres to a non-smoking policy in our rental units. If there is evidence of smoking in the unit a $500 fee will be charged to the responsible party’s card on file. The following properties are smoke-free with designated smoke free campuses: Sailmaker’s Place, Palacio, Indigo, Florencia, Ocean Breeze East and West, and Perdido Skye.

Perdido Realty reserves the right to terminate a rental agreement as the result of tenant abuse of staff or others.

A maximum of 2 parking permits will be issued per reservation as space is limited. Some properties have fewer parking spaces available since more recent building codes require only 1.5 spaces per unit. One Parking Permit is issued for the following vacation rental locations: Ocean Breeze East, Ocean Breeze West, Florencia, Perdido Skye, Sundown one-bedroom condos. Please display parking permits in front windshield of automobile. Unless parking is assigned, it is first-come, first-served. Parking regulations are set by Condominium Associations; therefore rental agent does not have authority to make exceptions.  No Campers, RVs, Trailers or Boats are permitted in condominium parking lots. Motorcycle parking is considered one space.

Individual owners provide furnishings for their vacation rentals. Every effort is made to keep each property and it’s furnishings in good working order. Please notify Perdido Realty promptly of any difficulties you encounter during your stay. Agent, upon notification, will facilitate necessary repairs. No reductions in rent for any equipment failure.

Perdido Realty provides property descriptions for our guests’ convenience. We strive for accuracy; however, we cannot be held responsible for changes made by owners in furnishings and equipment or the present condition of the rental property.

Damages or accidents must be reported immediately and prior to check-out. Guests are expected to keep condominium in good, tidy condition, not rearrange furniture and promptly report any missing/damaged items. Locked closets in unit are the property of owner and should not be accessed. By renting a property, you are assuming financial responsibility for any damages sustained during stay not considered normal wear and tear. By renting a property, you are assuming all risk of and liability for damage done to person or property, agents or visitors occasioned the premises both latent and manifest.

Neither Perdido Realty nor the property owner will be responsible for accidents or injury to guests or loss of money or valuables.

In lieu of a traditional Security Deposit, Perdido Realty Vacations offers a Security Deposit Waiver Policy. Guests participate in a $52.00 nonrefundable fee that is paid at booking. Upon payment of the $52.00 nonrefundable Security Deposit Waiver Fee, Perdido Realty Vacations will waive your liability for unintentional damages to the rental property that occur during your stay up to $500.00. The Security Deposit Waiver provisions apply only if: (1) All unintentional damage is reported to management prior to check out, (2) Damage is not intentional, negligent, and wanton. Any damages to exceed the $500.00 will be charged to the credit card on file.

Please contact Perdido Realty Vacations directly if you do not wish to participate in the Security Deposit Waiver Program. In such case, a refundable $500.00 Security Deposit charge will be placed on your credit card 30 days prior to arrival. A departure inspection of the rental property that you occupied is completed after check-out. If any damage to real or personal property has occurred the refundable security deposit will be used to repair or replace such property. You will be notified in writing if deductions are made from the refundable security deposit. All refundable security deposits not subject to deductions will be refunded within 15 days or departure.

  • KEYS: Upon arrival, you will be given 2 sets of keys. All keys MUST be returned to our office at departure. A $55 fee is charged to re-key the locks on all properties with keys not returned.
  • ACCESS CARDS:  You will be provided with 2 access cards for use if you are staying at Lost Key Villas. A $50 fee us charged to replace any access cards that are not returned.
  • ARM BANDS:  Some of our vacation rentals require arm bands to be worn while on property.  You will be issued these armbands at check-in.  A $10 fee is charged to replace any arm bands that are not returned.
  • PARKING PERMITS: For guests staying at Grand Caribbean parking passes that are not returned, a $10 charge will be incurred per missing pass.

Local calls and internet are free. Wireless internet is available in our properties to accommodate an average of three devices per unit. Because individual device settings may not be compatible with the internet service settings in the property, we cannot guarantee the reliability or connectivity of internet. Perdido Realty provides internet trouble-shooting services on a limited basis.

Fire Department regulations prohibit the use of grills on decks, porches and balconies. Some complexes have common grilling areas for guest use. Fireworks and Firearms are strictly prohibited on all properties.

Condominium complexes are equipped with trash chutes or dumpsters. Homes, Duplexes, Townhomes and Villas are equipped with green trash cans and gray recycle cans. Please place trash cans and recycle cans roadside Tuesday evenings for pickup Wednesday morning.  An additional cleaning fee of $25 will be charged to responsible party’s card on file if excess garbage is left in the vacation rental.

Please help us protect our coastal environment: Use sand dune walkovers, remove all trash from beaches, do not disturb turtle nests, do not feed our wildlife.

Recycling is available at the Escambia County Sheriff’s Big Lagoon substation, 12950 Gulf Beach Highway, Pensacola, FL 32507.

Please be conscious of your water and energy consumption while enjoying your vacation stay. You can assist by:

· Closing all windows and doors if the heat or air conditioning is on

· Turning off appliances and lights when they are not in use. Appliances in use should not be left unattended at any time.

· Washing only full loads in the dishwasher or washing machine.

· Reporting any water leaks, dripping faucets or running toilets to Perdido Realty office

We strive to provide accurate information. However, we are not responsible for errors, omissions or changes in rates or amenities.

All units are furnished with fully equipped kitchens, bed linens and bath towels, TV, microwave, coffeemaker, 1 roll of toilet tissue per bathroom, 1 roll of paper towels, and bath soap.

Additional toilet tissue, bath soap, paper towels, laundry detergent, dishwasher detergent, garbage bags, foil, coffee, coffee filters, beach towels, beach chairs. PERDIDO REALTY is not responsible for items left in the unit. Please check the unit thoroughly before departing.

Some of Perdido Realty Vacation rentals may be for listed sale. If you are interested in seeing “for sale” properties, please contact our office to speak with a Licensed Realtor.

If you are staying in a property that is for sale, the owner reserves the right to have their property shown to prospective buyers. Every effort will be made to schedule the showing with minimum inconvenience to our guests.

If the property you have reserved for vacation sells and affects your dates of stay, every effort will be made to offer a viable solution.
